The units at Island Winds are privately-owned condominiums. Most of the residents staying here are owners. We ask all renters to be respectful of that fact, and to be mindful that quiet enjoyment is expected by all, including in the common areas.
To secure a reservation, fifty percent of the total rental fee is required at the time of booking. The remaining rental fee, including fees and taxes, is due ninety days prior to check-in. Final payment will be charged automatically to the credit card on file. In addition, a security deposit of $500 is due with your final payment. It will be returned within forty-five days after checkout, less charges for damages, or extra cleaning if applicable.
All cancellations need to be in writing and any cancellation is subject to a $200.00 cancellation fee. If cancelled at least sixty days prior to the check-in date, 100% of the funds on deposit shall be refunded. If cancelled less than sixty, but at least thirty, days prior to the check-in date, fifty percent of the total rental fee will be refunded. If cancelled less than thirty days prior to the check-in date, no refund will be issued. In any event of cancellation, the security deposit will be refunded less the $200.00 for the cancellation fee. No reservation can be changed after booking. The processing fee is non-refundable at any time.
Renters are responsible for daily upkeep of the condo. There is a required mid-stay inspection for reservations longer than twenty-eight days and then every twenty-eight days thereafter. The housekeeping staff will be responsible only for the bedlinens and towels used immediately before departure.Reservations may be made by phone or via internet but must be confirmed in writing by Island Winds. The person making the reservation must also be staying in the condo and be at least 25 years old. The credit card address must match the address of the person making the reservation. Island Winds will make every attempt to honor unit requests but reserves the right to offer a comparable unit in the event that unit is unavailable. No more than six individuals may stay in any unit unless the owner restricts occupancy. If any unit exceeds the maximum number of people allowed in their lease, the entire party will be asked to check-out with no return of unused balances or security deposits.
Severe Weather Refund Policy
If there is a mandatory evacuation of Estero Island, a refund will be granted for days a renter is unable to be here. If a renter leaves by choice, a refund will NOT be granted.

NOTE: Fort Myers Beach is a barrier island which experiences intense storms from time to time. In the unlikely event storm damage occurs to your rental unit, or the property in general, during your stay, you will not be entitled to any compensation as a result of any weather event. This includes any inconvenience during restoration.
